This Privacy Policy explains how Huxedo, Inc. ("Huxedo," "we," "us," or "our") collects, uses, shares, and protects your personal information when you use our website, mobile applications, software, home intelligence tools, property records, concierge services, supplier discovery and booking tools, payment features, communications, and related services (collectively, the "Services").

This Privacy Policy should be read together with our Terms and Conditions. Capitalized terms not defined here have the meaning given in the Terms. By accessing or using our Services, you acknowledge that we collect, use, disclose, and protect information as described in this Privacy Policy. This Privacy Policy applies to all users of Huxedo's Services, consistent with applicable data protection laws.

We collect information that identifies, relates to, describes, or could reasonably be associated with you ("Personal Information") as follows.

Personal Information You Provide

Account Information: When you create an account, we collect your name, email address, phone number, and physical/property address.

Payment Information: For transactions, our third-party payment processors collect your payment card details and billing information. We do not store full payment card numbers.

Service Requests and Property Content: Service requests, project descriptions, photos, invoices, documents, notes, maintenance history, preferred appointment times, and other content you submit or authorize.

Communications: When you contact us, communicate with Suppliers through the Services, respond to surveys, or otherwise interact with us, we collect your communication content and related details. Where permitted by law and with any required notice or consent, we may record, transcribe, summarize (including with AI-assisted tools), analyze, and store calls, texts, chats, voicemails, emails, and messages made through or in connection with the Services for support, coordination, quality assurance, safety, fraud prevention, dispute resolution, compliance, and improvement of the Services.

Information Collected Automatically

Log and Usage Data: IP address, browser type, operating system, access times, and pages or screens viewed.

Device Information: Details about the device you use to access the Services, including device model, operating system, and device identifiers (such as app-instance identifiers and, where available, your device's advertising identifier).

Cookies and Tracking Technologies: We use cookies and similar tools to enhance your experience and analyze usage. You can manage cookie settings through your browser, and can disable certain analytics or marketing cookies through our in-app or website privacy settings where available.

Information We Generate or Infer

Derived and Inferred Data: We may create maintenance insights, risk ratings, reminders, estimates, recommendations, summaries, analytics, and other inferences about a property or your use of the Services. These outputs may be inaccurate and are provided subject to the disclaimers in our Terms.

Property, Ownership, and Maintenance Information

We collect and use property-related information to deliver and improve the Services. This includes:

Maintenance and Service Records: Work orders, service dates, contractor/Supplier business names, project types, communications, invoices, photos, and related property facts. These records are linked to the property address and may be viewable by future verified owners or occupants. We design the Services to remove, limit, or anonymize personal identifiers such as homeowner names or contact details before such records are made available to future verified owners or occupants or shown in public views, subject to product functionality, legal requirements, and this Privacy Policy.

Public Record Data: Property information obtained from public governmental sources and licensed data partners (such as building permits, assessor data, tax assessments, sales history, and recorded mortgage or deed information). These data are factual and publicly available. In public views we display property-level details (for example, dates, amounts, lender or contractor names) and exclude personal identifiers such as owner names or mailing addresses.

Verified Ownership Data: When you verify ownership of a property, we may display additional information derived from public records (for example, deed holder names, lender name, loan type, or title company) that pertains to you as the verified owner. These details are visible only within your secure account and are not made public.

We use the information we collect to:

• Provide, operate, secure, and improve the Services.
• Process transactions, payments, payouts, refunds, and related communications.
• Send transactional messages (e.g., verification codes, booking updates, service reminders) and respond to your inquiries.
• Discover, contact, and coordinate with Suppliers, request and compare quotes, schedule services, and facilitate communications and payments on your behalf or at your direction.
• Maintain, update, and provide continuity of property maintenance and ownership records as part of the Home History Database.
• Verify ownership, occupancy, or authority and protect access to sensitive property information.
• Personalize your experience and deliver relevant content.
• Develop, train, test, and improve our features, models, analytics, and property-intelligence systems, including artificial intelligence and machine learning, using your content and data as permitted by the Terms, this Privacy Policy, and applicable law. Where required by law, we will obtain consent or provide opt-out choices for uses that require them.
• Detect, investigate, and prevent fraud, abuse, security incidents, and misuse.
• Comply with legal obligations and enforce our Terms.

We do not use full payment card numbers, account passwords, one-time verification codes, government identification documents, or payment authentication data to train general-purpose AI or machine-learning models. Where practical, we use aggregated, de-identified, or property-level data rather than directly identifying Personal Information for model development and analytics.

International Users: Our Services are currently offered for use within the United States. If Huxedo expands to other regions, we will comply with applicable local data-protection laws and may update this Privacy Policy to describe additional legal bases or rights.

We may share your Personal Information in the following circumstances:

Service Professionals / Suppliers: When you submit a service request or ask us to coordinate work, we share information reasonably necessary to evaluate, quote, schedule, coordinate, perform, follow up on, or document the request. This may include your name, contact information, property address, service category, service details, photos, notes, relevant maintenance history, and preferred times. Suppliers are independent third parties, not our service providers. A Participating Supplier handles your information under its agreement with us and its own policies. A Suggested Supplier that has not accepted Huxedo supplier terms (for example, a business identified from public sources) will handle information you direct us to share under that Supplier's own practices and policies, which we do not control. We are not responsible for a non-participating Supplier's use of information after it is shared at your direction or in connection with your service request.

Real Estate Professionals and Other Representatives: If a real estate agent, broker, property manager, transaction coordinator, investor, landlord, or other representative uses Huxedo on behalf of a client, property, household, transaction, or service request, we may share information with that representative as authorized by the client, the representative, the account configuration, the service request, or applicable transaction documents.

Service Providers and Subprocessors: Trusted vendors that help us operate, host, and improve the Services — such as payment processing, cloud hosting, communications, analytics, advertising measurement and install attribution, transcription/summarization, mapping, identity/ownership verification, and security monitoring. These vendors process information on our instructions under confidentiality and data-protection obligations. For example, we share device identifiers with our analytics and attribution partners to measure app performance and which of our marketing campaigns lead to app installs.

Payment Processors: To process payments, store payment methods, manage payouts, issue receipts, and handle refunds, chargebacks, and disputes, subject to the processors' own terms.

Legal Compliance and Protection: When required by law or to respond to lawful requests from public authorities (including national-security or law-enforcement requirements), to enforce our Terms, to collect amounts owed, or to protect the rights, property, safety, or security of Huxedo, our users, Suppliers, or the public.

Business Transfers: In connection with a merger, acquisition, financing, reorganization, change of control, or sale of all or part of Huxedo's assets.

With Your Consent or at Your Direction: Including when you choose to share information with a Supplier or third party.

We do not sell your Personal Information for money. Some uses of cookies or analytics/advertising technologies may be considered a "sale" or "sharing" of personal information or "targeted advertising" under certain state privacy laws; where they are, you may exercise the choices described in Section 7, and we honor recognized opt-out preference signals such as Global Privacy Control (GPC) where required by law.

Text messaging originator opt-in data and consent are not shared with any third parties and are not sold under any circumstances, excluding aggregators and providers of the text message services solely to deliver the messages you requested.

Public Record and Property Information: When we display property information obtained from public sources, in public views we show only factual property-level data and remove or anonymize personal identifiers such as homeowner names or mailing addresses.

No Consumer Reporting or Eligibility Use. We do not use or provide Huxedo property records, recommendations, AI outputs, or Home History Database information as consumer reports for purposes of determining eligibility for credit, insurance, employment, housing, tenant screening, lending, or similar eligibility decisions, unless we expressly offer a separate product governed by separate terms, disclosures, and consents.

Maintenance, service, public-record, communication, invoice, photo, note, AI-output, and other property-related data may form part of Huxedo's proprietary Home History Database. As described in the Terms, Huxedo owns the compilation, structure, database rights, derived data, and anonymized and aggregated records in the Home History Database, while you retain any intellectual property rights you have in original content you upload.

Property-level records may remain associated with a property after an individual account is deleted, closed, or transferred. We retain property-level history to provide continuity of property records, improve accuracy, support future verified owners or occupants, prevent fraud, comply with law, resolve disputes, and improve the Services. We design the Services to remove, limit, or anonymize personal identifiers before records are made available to future verified owners or occupants or shown in public views, subject to product functionality, legal requirements, and this Privacy Policy.

We retain Personal Information as long as necessary to operate the Services, fulfill the purposes described here, comply with our legal obligations, resolve disputes, and enforce our agreements.

Maintenance and public-record data associated with a property are retained to preserve an accurate, long-term property history as part of the Home History Database, and may persist after an individual account is closed (see Section 5). Verified homeowners may view additional details about their own property, which remain private to them.

Account Deletion. If you delete your account, we will remove your account-level Personal Information within 30 days, except for:

• property-level records retained as part of the Home History Database (from which we remove, limit, or anonymize personal identifiers as described above),
• information we are permitted or required to retain for legal compliance, fraud prevention, security, dispute resolution, or recordkeeping, and
• aggregated or de-identified data that no longer reasonably identifies you.

Depending on your location, you may have rights regarding your Personal Information, including to:

• Access or obtain a copy (portability) of the information we hold about you.
• Request correction or deletion of your Personal Information.
• Opt out of certain data-processing activities, including targeted advertising or any "sale" or "sharing" as defined by applicable law.
• Limit or withdraw consent where processing is based on consent.

Note that some information — such as anonymized property-level records in the Home History Database, and information we must keep for legal or security reasons — may be retained as described in Sections 5 and 6. Where we honor browser- or device-based privacy signals such as GPC, we apply them to the applicable browser or device.

Transactional communications (such as verification codes, booking and scheduling updates, payment notices, security alerts, and service reminders) are part of the Services. You may opt out of certain communications as described in the message or by contacting us, but opting out may limit our ability to provide the Services.

Marketing communications, where offered, are subject to any additional consent and opt-out rights required by law. You can opt out of marketing emails using the unsubscribe link and opt out of marketing texts by replying STOP. Message and data rates may apply. Opting out of marketing does not stop transactional messages.

Where we record or transcribe calls or other communications, we will provide any notice or obtain any consent required by applicable law, including in jurisdictions that require all-party consent.

Data Storage. Your Personal Information is stored in systems designed to protect information using technical, administrative, and physical safeguards. Personal Information may be processed in the United States and by our service providers in other jurisdictions with appropriate protections.

Ownership Verification and Sensitive Data. When you verify ownership of a property, we may cross-check your information against public ownership data and confirm your identity using multifactor authentication. After verification, you may access additional property information derived from public records (such as deed holder names, lender, or loan details) that pertains to your own property; these data are visible only to you. If you claim a property you do not own, you may gain temporary access to another individual's public-record information; doing so violates our Terms and may result in account suspension, termination, or referral to authorities.

Data Security. We use technical, administrative, and physical safeguards designed to protect your Personal Information from unauthorized access, use, or disclosure. No system is entirely secure; if we learn of a breach that may affect you, we will notify you as required by law. To report a potential vulnerability, email [email protected].

Global Privacy Controls. Where required by law, we honor browser- or device-based privacy signals such as Global Privacy Control (GPC) for applicable opt-out requests.

The Services may contain links to third-party websites, Supplier sites, or public-record portals used for verification or reference. These sites are operated independently from Huxedo, and we are not responsible for their content, security, or privacy practices. We encourage you to review their privacy policies.

We may also display publicly available information obtained from external data providers, business listings, or search engines for convenience. Such information is shown "as is," inclusion does not imply endorsement, sponsorship, or any exclusive right, and we do not verify, control, or guarantee its accuracy. If you own rights in content displayed through the Services and want it removed or corrected, contact [email protected].

Our Services are not intended for individuals under the age of 18. We do not knowingly collect information from children. If we learn we have inadvertently done so, we will delete it.

We may update this Privacy Policy periodically. We will post material changes on our website with a revised effective date and, where appropriate or required, provide additional notice through the Services or by email. Your continued use of the Services after the changes become effective means that we will process information as described in the updated Privacy Policy.
